For Seattle Landowners

Sell Your Land Directly to the Builder

A Landowner Consult shows what we would pay for your property, how we got to that number, and what your other options are. One local team since 2016, a defined timeline, and no obligation to sell.

How It Works

Three Steps to a Clear Answer

01

Tell Us About the Property

An address and a few details through the form below. It takes a couple of minutes.

02

We Review the Site

Zoning, what the lot can support, access, utilities, and recent land sales. Typically within a week.

03

You Get Real Numbers

What we would pay, how we got there, a proposed timeline, and how selling compares with your other options. You decide on your terms.

Sound Familiar?

Where Owners Usually Start

“I’d sell, but I need time to plan my next move.”

We can set the closing date around your next move, and you deal with one buyer from offer to close. No showings, no repairs, no guessing about whether the deal holds.

Tell us about the property

“The house is tired. The lot is the value.”

Seattle’s newer zoning lets many lots hold more homes than are there today. We’ll tell you what yours allows and what that means for price before you decide anything.

See how we value land

“I have tenants and I’m not in a rush.”

A longer close can work in your favor. You keep collecting rent while we take the site through due diligence and permitting, then we close on a defined timeline.

Start a conversation

“I’d rather keep the land.”

Selling isn’t the only answer. We also partner with owners, or build a rental on your land and arrange management after.

Who You’d Be Working With

One Accountable Buyer

  • We develop, build, and stand behind our homes. One team from site analysis through the finished block, so the person quoting your number is the person answering for it.
  • Building across Seattle since 2016, in established neighborhoods like Ballard, Queen Anne & Capitol Hill
  • We close clean and communicate, clear terms, no re-trades without cause, and a straight answer when you call
  • We respect the block, tight jobsites, open communication with neighbors, and homes designed to belong on the street

The Landowner’s Guide to Selling to a Builder

Builders write offers all day. Owners see one or two in a lifetime. This guide levels the field: how builders actually price land, what a due diligence period really means, and how to avoid getting lowballed. Written by builders, in plain English.

Request it with your Landowner Consult. One form, and both arrive by email.

Inside the Guide

  • How builders actually price your land (residual value, explained)
  • The anatomy of a builder’s offer, and where the traps hide
  • Due diligence periods: what’s reasonable, what protects you
  • Selling vs. partnering vs. waiting, your real options
  • Ten questions to ask any builder who makes you an offer

Other Ways We Work With Owners

Keeping the land

We can develop it with you, partner on a project, or build a rental and arrange management after. That is a scoped engagement, separate from buying land.

Adding a backyard home

A DADU can make sense for family or rental income. Read what it really costs before you commit.

Brokers with a site

Bring us development sites and underused properties. We answer quickly, tell you straight whether it fits, and respect your client relationship. We look for NR-zoned sites of 5,000 square feet or more (7,200 or more for rentals) in Seattle from Capitol Hill north, plus Shoreline, Bellevue, and Kirkland.

Common Questions

Before You Reach Out

How long does it take to sell land to a builder?

The evaluation is fast, share your address and Olsen Anderson typically responds within days with a real assessment, not a form letter. Timelines from agreement to closing depend on the property, due diligence, and title work, and we lay out the expected schedule with our offer so there are no surprises along the way.

Do I pay a commission when selling directly to a builder?

When you sell directly to a builder, there is no listing commission unless you choose to engage a broker. Many owners come to us represented and we work well with brokers, whether to involve one is entirely your decision, and we encourage you to consult your own advisors about what’s right for your situation.

Am I obligated to sell if I request a Landowner Consult?

No. The Landowner Consult carries no obligation; it’s a clear look at what your property could support and what your options are. If it’s not a fit, we’ll say so, and the review is still useful to you either way.

What if I don’t want to sell at all?

Then this review may be the wrong product for you. It’s built around what we’d pay, so it answers a seller’s question. If you want to keep the property and build on it, we run that as a paid service instead, and you can read exactly how it works on Your Land.
