Own Land? You Have Four Options.
Sell it to us, have us develop it, partner with us, or hire us to build what you have already designed. We will tell you which one fits your property, including when the answer is to sell.
Sell, Develop, Partner, or Build
You do not need to know which one you want before you call. Most owners do not.
Not sure yet? Our guide to selling direct, listing, or a joint venture lays out how each works, including when listing is the better call.
Want to keep your land and the income? Build and Hold puts a small apartment building on your lot, and we run it for you.
New to development? How a Seattle Home Gets Built walks through the stages, the money, and the risks in plain language.
Sell it to us
We buy infill land and give you a price, a close date, and no further exposure. Need time to find your next place first? We can set the close date around it.
Tradeoff: The development value goes to us, and we lead the design of the project.
See what we would pay →Develop
You keep title. We run site analysis, design, entitlement and permitting for a fee, and the value created stays yours.
Tradeoff: You fund predevelopment and carry the project risk.
How the fee work runs →Partner with us
You contribute the land. We bring the predevelopment capital and the execution, on terms set in writing before anything starts.
Tradeoff: You share the upside instead of writing checks.
How a partnership works →Build
Already have plans or a permit? We build as your general contractor, with the same crews and standard as our own projects.
Tradeoff: You own the design decisions and fund construction.
How building with us works →The first conversation is us working out which of the four fits your parcel, your timeline, and your tax situation. If the answer is sell, we will say so.
Which One Fits
- Sell if you want cash and a clean exit.
- Develop if you want to keep the land and the value, and can fund predevelopment.
- Partner if you want a stake in the result without writing the checks.
- Build if your drawings or permit are already done.
What We Build on Lots Like Yours

What to Expect From Us
- We lead the design team. Licensed pros sign the drawings. We select, manage and hold the architects and engineers accountable. They stamp the plans and own the code interpretation.
- We’ll tell you if the numbers don’t work. Better to learn that in a Strategy Review than after you’ve paid for drawings.
- We buy land. We don’t list it. If selling is the right answer, we’ll make an offer ourselves or refer you to a broker who knows the market.
- We stay where we build. Seattle, Bellevue and Kirkland. Outside that, we’ll tell you we’re not the right team.
We Stand Behind What We Build
Homes across Seattle since 2016. We develop them, build them, and come back after closing.
You work with the people who carry the risk on our own projects, not a business development hire who hands you off after the first call.
A development manager who doesn’t build can hand you a drawing set with problems you’ll meet later, in the field, on your budget. We catch them in design because we’re the ones who build it: same company, same superintendent, same crews.
Before You Reach Out
How do I know which of the four fits my property?
You don’t have to. Tell us the parcel and what you want out of it, and we’ll tell you which door we think fits, including telling you to sell if that’s the honest answer. If you want that in writing, the Strategy Review ends in a direct recommendation: develop it, sell it, or hold it.
Can you do this as a joint venture instead of a fee?
On some projects, yes. You contribute the land, we bring the capital and the execution, and we split the result. We’re selective about which sites we take that way, and the terms are specific to the parcel. Here’s how partnerships work.
What if I already have permitted plans?
That is the Build option. Send us the drawings and the permit status and we’ll price the build directly.
Do you work outside Seattle, Bellevue and Kirkland?
Occasionally, and we’ll tell you straight if your parcel is outside what we know. We’ve run permits in Shoreline as well. Infill is jurisdiction-specific work, and a team learning a new permit counter on your project is a cost you shouldn’t be paying.
Tell Us About the Property
Share the address and what you’re weighing. We’ll tell you which option fits, and if none do, we’ll say so.
