About Olsen Anderson

Who is Olsen Anderson?

Olsen Anderson is a Seattle homebuilder that develops, builds, and owns new homes in established neighborhoods.

Aegir Olsen and Grant Anderson founded the company in 2016. It started with a single remodel in Phinney Ridge and is now one vertically integrated team that handles land, development, permitting, construction, and sales across Seattle, Shoreline, Bellevue, and Kirkland. Every home is built to the Olsen Anderson Standard and backed by the same team after closing.

What kind of homes does Olsen Anderson build?

Olsen Anderson builds townhomes, single-family homes, and backyard homes (ADUs and DADUs), usually in communities of 4 to 25 homes.

Each community sits in a walkable, established neighborhood and is designed for everyday living: flexible layouts, finishes that last, low-maintenance materials, and modern architecture that fits the street it’s on.

What makes Olsen Anderson different from other Seattle builders?

One team develops, builds, and stands behind every Olsen Anderson home, so the design you see is the home you get, and the builder is still there after you move in.

Every home is built to the Olsen Anderson Standard (the OA Standard), a defined bar for the things you live with: layouts, outdoor space, comfort and energy systems with EV-ready power, durable finishes, and how the home fits its neighborhood. Many builders lead with a single angle, like green credentials, prefab, or volume. Our focus is livability you can see and a builder who stays responsive after closing.

What standard does Olsen Anderson build to?

Every Olsen Anderson home is built to the Olsen Anderson Standard: six commitments covering support after closing, layouts, outdoor space, systems, finishes, and neighborhood fit.

The first is the one buyers feel most after move-in: we stand behind every home with real support after closing. The rest are layouts that work, outdoor space you’ll actually use, systems that keep up (comfort, energy, and EV-ready power), finishes that last, and neighborhood fit. The standard stays consistent from home to home.

Is Olsen Anderson a developer, a builder, or a general contractor?

All three: on its own projects, Olsen Anderson is the developer, the builder, and the general contractor.

That puts land acquisition, design, construction, and sales under one accountable team. We also own and operate homes in the neighborhoods we build in, so we’re still on the block long after the last home closes.

What neighborhoods does Olsen Anderson build in?

Olsen Anderson builds in established neighborhoods across Seattle, plus Shoreline, Bellevue, and Kirkland.

Recent and active communities include Ballard, Phinney Ridge, Greenwood, Crown Hill, Broadview, Sunset Hill, Queen Anne, Capitol Hill, Matthews Beach, Shoreline, and Bellevue. Our neighborhood guides show what we’ve built in each one.

Does Olsen Anderson build in Bellevue?

Yes, Olsen Anderson is building six townhomes at 9838 NE 14th St in Bellevue, with more Bellevue homes in design.

The same team that builds our Seattle communities develops and builds in Bellevue. See the Bellevue neighborhood guide.

Does Olsen Anderson build in Kirkland?

Yes, Kirkland is part of Olsen Anderson’s service area, though we don’t have a Kirkland community for sale today.

We’re looking for infill sites in Kirkland and offer landowners a Landowner Consult. See the Kirkland neighborhood guide.

Does Olsen Anderson build in Shoreline?

How is buying new construction from Olsen Anderson different?

You buy directly from the team that designed and built the home, and that same team supports you after closing.

We focus on what you live with long after move-in, not just what shows well on tour day: flexible layouts, low-maintenance materials, precise construction, and a builder who stays accountable.

Can I customize an Olsen Anderson home?

Sometimes: select pre-construction homes offer finish choices, depending on how far construction has progressed.

Ask the team what’s still open on a specific home.

Does Olsen Anderson work with buyers’ agents and brokers?

After You Close: Warranty & Support

Does Olsen Anderson offer a warranty on its homes?

Yes, every Olsen Anderson home includes a one-year builder’s limited warranty on materials and workmanship.

Manufacturer warranties on appliances, heating and cooling, windows, siding, and other systems pass through directly to you, and several run longer than a year. The full terms are in the documents provided with your purchase agreement, which govern.

What happens after I close on an Olsen Anderson home?

After closing, you get a dedicated point of contact, a clear process for warranty items, and an Anniversary Refresh walkthrough.

Before move-in we walk you through the home one-on-one: how everything works and how to care for it. At closing you receive a reference kit and manual. If something isn’t right, we take responsibility and make it right.

How do I request warranty or service after move-in?

Contact your dedicated point of contact; every Olsen Anderson homeowner is assigned one before move-in.

Your orientation covers exactly how to submit a service or warranty request. Requests are documented in writing so nothing falls through, and the Anniversary Refresh walkthrough catches anything that develops over the first year.

For Landowners

How does a development project actually work?

Every infill project moves through the same stages: land and site analysis, design and permits, financing, construction, sale or lease-up, and close-out.
