Warranty and After-Close Support

We stay after the keys change hands.

Most builders treat closing day as the finish line. We treat it as a handoff, and the start of the part where a builder proves what its standard actually means. If something is not right, we take responsibility and make it right.

The Anniversary Refresh

Your home gets a second finish, not just a punch list.

Before your first anniversary we walk your home with you, fix every warranty item, and refresh your finishes.

We walk it with you

Room by room, together, before the first anniversary. Not a form you fill out alone.

Every warranty item

Not the easy ones. Everything on the list from that walk gets resolved.

Finishes refreshed

Paint, drywall, caulk, and grout. The things a first year of living puts a mark on.

Done by the date

Complete by your one-year anniversary.

Your First Year

What happens after you buy

Before move-in

A one-on-one walkthrough of your home: how everything works, how to care for it, and any final items on a single list.

At closing

Reference kit and manual

Your homeowner reference kit and manual, including touch-up paint and a vendor list.

After closing

A dedicated contact

One point of contact for post-close and warranty items. A person, not a portal queue.

Early on

Check-in

An early check-in to catch small items while they are still small.

Month 11

The Anniversary Refresh walk

We walk the home with you before the eleven-month mark so every item and the finish refresh are complete by your anniversary.

Coverage

What the warranty covers

  • One-year builder’s limited warranty on materials and workmanship, covered directly by Olsen Anderson for your first year.
  • Manufacturer warranties that pass through to you on appliances, heating and cooling, windows, siding, and other systems. Several run longer than a year.
  • The Anniversary Refresh, which goes beyond the warranty itself: the walk, the fixes, and the finish refresh, complete by your first anniversary.
  • A clear process. Submit requests in writing through the homeowner portal or your dedicated contact, and it moves from there.

Full warranty terms are set out in the Builder’s Limited Warranty, the One Year Material and Workmanship Customer Service Program, and the Performance Standards provided with your purchase agreement, which govern. Builder coverage runs one year from closing and does not transfer to a resale buyer. Longer coverage is manufacturer pass-through. The Anniversary Refresh is our own service commitment and is described in the materials provided at closing.

Why it works this way

Accountability is the product

We develop, build, and own our homes as one team, so when you call, you are calling the people who made the decisions. No finger-pointing between a developer, a GC, and a sales office. One name on the work, and we answer for it. We also own homes on the same blocks we build, which is a good reason not to leave anything unfinished.

Common questions

Warranty and support FAQ

Does Olsen Anderson offer a warranty on its homes?

Yes. Every home carries a one-year builder’s limited warranty on materials and workmanship. Manufacturer warranties on appliances, heating and cooling, windows, siding, and other systems pass through directly to you, and several run longer than a year. The full terms are in the documents provided with your purchase agreement, which govern.

What is the Anniversary Refresh?

Before your first anniversary we walk the home with you, resolve every warranty item from that walk, and refresh your finishes: paint, drywall, caulk, and grout. It is complete by your one-year anniversary. It sits on top of the warranty rather than replacing it.

How do I request warranty or service after move-in?

Submit requests in writing through the homeowner portal or to your dedicated point of contact, who is named in your closing materials. Every homeowner has one, for post-close and warranty items alike. You can also reach us through the form on our Connect page or by phone at 206-565-2815.

What if something breaks after the first year?

Many systems carry manufacturer warranties that run longer than a year, and your reference kit and manual include the vendor list and coverage details. Beyond that, you can still call us. We answer the phone for the life of the home, whether the question is a repair, a remodel, or what to do before a resale.
