Phinney Ridge Townhomes is eight new homes on two sites, one block off Greenwood Avenue North.
Two buildings, four homes each. Every home is a three-bedroom, two-and-a-half-bath plan between 1,668 and 1,735 square feet, with street-side pedestrian access, a ground-floor patio, and a covered deck off the third-level flex space. Every home also has a dedicated on-site parking stall, which is not a given on this part of the ridge.
During design, neighbors raised concerns about the mature Dayton cedars on the site. We redrew the plan to keep two of them. It cost us some flexibility on the layout, and it was the right trade.
Phinney Ridge is where Olsen Anderson started, on a remodel a few blocks from here. Greenwood Avenue is a real main street, and the walk to it is short.
Site work and foundations are underway, with framing starting this month. First homes are anticipated in spring 2027.
Designed by Scale Design NW, with Carter Quinn Norlin on structural engineering, Facet on civil, and Root of Design on landscape.
